well after a long weeks work i now have a real estate license for va. amazing what a night of crammin will get ya. anyone know of anybody in richmond hiring? :D

anyway if ya'll ever need anything give me a holla hopefully i'll be able to help if not steer ya to someone who can

Dude, look up a property for me somewhere in west end, around 200K, a starter home. I'm seriously consider moving back. I'm too far away from the water and I'm getting fat.

Hey Neil, keep your part time job, as rates are going up, my wife has seen the markets not as productive, houses staying longer, then drop in price, then some action on house, then house owner says never mind, thought I could get more BANG. Right now it's not a buyer's market (well unless you have unlimited cash and rising rates are no concern in an over-priced housing market), nor a seller's market, as appraisers have started to lower appraisal values on homes.

Inflation fears rising, cost of borrowing is getting more expensive, which decreases the potential home buyer market, which has homes sitting on the market longer causing the need for a price reduction or a flat out taking of house off the market in hopes of better times.

High dollar homes continue to sell, and don't mean to burst your bubble, and congrats on the license, but full service brokers are also having a harder time against the 1% - 2% commission help you sell your house companies, which also leaves less commission for you and your broker to split.

As Dylan sang "the times they are a changing", and it is all cyclical, but real estate AIn't all it's cracked up to be at this time, now it's feast or famine most the time, too busy, too slow, and right now as of late been getting slower and slower, so keep something on the side for spending/fishing money.

Way to go.

Just think, Now you can write off all your fishing trips. I mean as a realtor, you will have to visit neighboring communities, examine houses etc. and if you can do some fishing while at it, might as well cheat on your taxes too (but it's legal cheating).

Now that would actually be determined om the intent of the trip, fishing, and BTW house comparissons, or visa vie, which means yu could write off (legally of course :rolleyes: ) the time spent comparing, not fishing, but then again that or those expenses must be written off from said income from the real estate endeavor, and the resl estate endeavor must not look like a money losing "hobby", because eventuallt the Feds, IRS and State, will want to see some profits from said hobby in order to justify the tax writeoffs, yadda, yadda, yadda

Oh, and keep track of milage, client, address of home listed, shown, or whatever, trips, what you did, how long it took, meals are not a 100% writeoff either, but can be worked, place cell phone in business account name, and make deposits to that account, write off pportion of computer, phone line, get a gas card under business account, lessen all the tax problems, speaking from experience

Congrats, my friend. I hope you make a million before you're 30. That way, you can retire down in Hatteras and I can come visit.
